MARKET COMMENTARY   |   JUNE 2018

The Toronto Real Estate Board has released the sales data for May 2018, & although total sales were down 22% year-over-year, we continue to see stability in the market & a sustained, upward trajectory in housing values in the Greater Toronto Area.

At $805,320, the average sales price represents a sixth consecutive month of rising prices, & the highest combined average sales price since May 2017.  At $1,045,553, the average price of detached homes was its highest since June 2017, while at $1,426,094, detached homes in the 416 were at their highest average price since May of last year.

THE NEW MUSKOKA BUYER

We are seeing a change in some of the buyers that are coming to Muskoka to search for their new cottage. The “New Muskoka Buyers” have flooded the market looking for newer structures with no work & limited maintenance. The summer season is short, & so cottage owners are want to purchase & begin to relax & enjoy their new purchase immediately. They want to invite friends & family for dinner parties & cocktails on the dock. Those buyers are not willing to consider anything that needs work or cottages that do not present that “WOW” factor.  

Properties that are new & complete, with modern white & bright design features, are selling at a premium & typically within the first week of being listed. The above photo is a property that was listed unfinished at the end of September 2017 for two months. It then sold in April 2018 as a finished move-in ready, year round cottage with cool and bright interior colours & modern style.
